I am proud to have worked on projects for many well-known landlords, providing model suite turnkey solutions to help decrease vacancy rates in their real estate portfolios and enabling more companies to find turnkey solutions in the GTA. The model suites range from 2,000 to 20,000 sqft, whether as individual suites or entire floors. I develop workplace solutions tailored to the type of tenant that could be attracted to the location, while balancing build-out costs. Model suites typically use a neutral color palette, intentionally omitting specific branding to maintain broad appeal. I plan for feature areas that offer future tenants the opportunity to incorporate their own branding, allowing them to personalize the space to reflect their unique identity. In these projects, it is crucial to prioritize privacy and strategic team allocation to support both client interactions and back-office operations.

In the professional services sector, I have space planned offices for companies ranging in size from 6,000 to 35,000 sqft, encompassing a diverse array of industries such as HR, consulting, engineering, logistics and transportation, public affairs, marketing, and law firms. These firms typically require more dense office layouts, presenting the challenge of creating a balance between open and closed offices for natural light, circulation, and collaboration. Additionally, these projects often involve higher construction costs, requiring careful planning and resource allocation to ensure that the design meets both functional needs and budgetary constraints.

In the tech sector, I have space planned offices ranging from startups to renowned firms, with sizes from 3,000 to 60,000 sqft. These include businesses working on SaaS for healthcare, fintech, restaurant management, quantum computing, and robotic systems. These companies typically require open floor plans to foster employee collaboration, as they often operate in agile working environments. Flexibility in furniture setups is crucial to accommodate the evolving needs of their dynamic work processes. These projects feature a diverse range of furniture and layouts, allowing for adaptable spaces that can easily transition to support various team activities and technological requirements. Additionally, phone booths are often specified in open areas to provide spaces for independent calls and meetings without the need for extensive construction.

In the others sector, I have worked with a diverse range of clients, including non-profit organizations, colleges, warehouse office, and office for retailers. Non-profit organizations and colleges often have the largest footprints, including the largest project I have undertaken: a 120,000 sqft college spanning over 9 floors. These clients typically have very specific needs tailored to their unique operations. For instance, a clothing retailer might require a display window to showcase their products, while a child autism non-profit organization needs numerous secured rooms for treatments. Each project in this sector demands a customized approach to meet the distinct functional and operational requirements of the client.
